Q2 2025 New Orleans Housing Market: Prices vs. Inventory

More homes are hitting the New Orleans housing market, but that doesn’t mean prices are dropping. Despite a surge in listings this quarter, prices are still rising and buyers are becoming pickier than ever. June data shows a surprising trend: even as more homes hit the market across Southeast Louisiana, prices continue to climb. Jefferson Parish listings are up 8.5%, and St. Tammany saw a 19.1% jump. Yet buyers aren’t showing up in droves. Showings per listing are down, homes are sitting longer, and demand is clearly softer. Still, sellers are holding firm on price and getting it.
