What Does It Really Cost to Sell a Home Today?

Most Southeast Louisiana sellers count commission and stop there. New data shows the costs they miss, and how to find your real number.

Sellers commonly ask one thing, and it’s usually the wrong one.

What does it cost to sell my house?

It sounds right, but it points you to a list of expenses when the only figure that matters is what you actually take home. Costs are just line items. What you walk away with is the number you live on, and most sellers guess it wrong before they ever list.

The guess is off because most people run one simple calculation: sale price minus the commission and their loan payoff.

Commission is real, and it’s usually the biggest single line, so it feels like the whole story. But it’s the one cost you saw coming. You budgeted for it, we talked about it, nothing about it will surprise you. Every other cost on the settlement statement is the part that does, and one of them is now bigger than almost anyone expects.

The cost sellers miss is concessions. That cost is a concession, and the gap between what sellers expect and what actually happens is measurable. Realtor.com found 83% of sellers this year expect their asking price or more, yet only 39% expect to make a concession.

Then Redfin looked at sales that actually closed this past May, and 46.2% of sellers gave the buyer one, the highest May share on record.

A concession isn’t a price cut. It’s you covering something on the buyer’s side: their closing costs, a repair, money to buy down their rate. It comes straight out of your proceeds as a credit. Plenty of sellers do both at once. Almost one in seven this May cut the price and gave a concession.

Buyers hold the leverage now. Why has this become the norm? Buyers simply have the leverage. There are 47% more sellers than buyers right now, so when a buyer asks for help, most of them get a yes. But whether it lands on you depends almost entirely on where your home sits. In Nashville, 75.5% of sellers gave a concession this May. Charlotte was 71.4%, Atlanta 68.7%. In New York, it was 2.9%. Same country, same month, and a completely different transaction.

“Don't ask what it costs to sell. Ask what you walk away with. Only one of those numbers matters.”

Your other costs change by state. Location shapes far more than concessions, too. Underneath commission sits a stack of costs sellers rarely itemize, and it changes by state. Title, escrow, and settlement fees. Transfer tax. Recording fees. Prorated property tax. Your payoff with interest through the closing date. Some states even require an attorney at the table.

This is exactly why I won’t give you a national average; there isn’t an honest one. Some states have no transfer tax; others charge a real one. Title insurance is regulated in some places and open-market in others. Even who pays which fee flips at the border, so the same line can be yours, the buyer’s, or split, depending on where you’re standing.

No honest national number exists. So when someone quotes you a flat percentage for the whole country, they’re guessing. Your real cost depends on your state, your county, your parish, and sometimes your city. That’s not me dodging the question. It’s the actual answer, and it’s why this has to be a local conversation. Here in Southeast Louisiana, the parish you’re in genuinely moves the number.

Which brings us back to the better question. Not what does it cost to sell, but what will I walk away with? Only one of those tells you anything useful. So before you sign a listing agreement, let me build the real one for you, for your actual market instead of a headline.
